Objectives
The main objective was to provide the client with a modern development of speculative
office units, designed to be a flexible and inviting option to the owner-occupier market.
This objective was to be balanced against the Planning Department’s policy agenda, which
included the retention of several prominent trees and the development of a green travel plan.
Our View
Mindful of the need to attract owner occupiers we had to create a development which
would be flexible, consisting mainly of two storey office buildings around a courtyard, the
total accommodation being 85,000sq ft.We specified traditional materials externally with
facing brick walls, render panels and slate roofs. Internally, the office shells are fitted out to
a high specification, including raised access floors and platform lifts.
The flexibility of the site layout also allowed the incorporation of the new regional
headquarters for Topps Tiles. Great care had to be taken to ensure that this bespoke
building remained in keeping with the rest of the development whilst meeting
the needs of the end user.
We felt it was important to work closely with the prospective tenants and purchasers in
order to meet their needs whilst retaining continuity of design across the whole scheme.
The Results
The first phase of construction is complete and the pre-sale of all units is a clear testament
to the success of the scheme.
